Figures below are set by the Ontario government and are current as of August 2026. They can change — confirm current amounts with your lawyer before relying on them.

Ontario Land Transfer Tax

York Region municipalities do not levy their own municipal land transfer tax (that only applies in Toronto), so buyers in York Region pay the provincial Ontario Land Transfer Tax only. It's calculated on a sliding scale against the purchase price:

  • 0.5% on the first $55,000
  • 1.0% on the portion from $55,000 to $250,000
  • 1.5% on the portion from $250,000 to $400,000
  • 2.0% on the portion from $400,000 to $2,000,000
  • 2.5% on the portion above $2,000,000 (for one or two-unit residential properties)

The First-Time Buyer Rebate

Ontario offers a land transfer tax rebate for qualifying first-time homebuyers, up to a maximum of $4,000. That fully offsets the land transfer tax on homes up to roughly $368,000, and reduces the tax owed on higher-priced homes by the same $4,000. Eligibility rules (Canadian citizenship or permanent residency, age, and never having owned a home before) apply — your lawyer confirms eligibility as part of closing.

Other Closing Costs to Plan For

Beyond land transfer tax, buyers in York Region typically budget for:

  • Legal fees and disbursements
  • Title insurance
  • A home inspection (before an offer becomes firm, where applicable)
  • Property tax and utility adjustments owed to the seller at closing
  • Moving costs

A common rule of thumb is to budget 1.5% to 4% of the purchase price for closing costs on top of your down payment, though the actual figure depends on the purchase price and your specific transaction.
