Looking for a REALTOR® in Newmarket?

There is no single best REALTOR® in Newmarket — the right agent for you depends on your property, your neighbourhood and whether you're buying or selling. A 1970s side-split in Huron Heights, a newer build in Woodland Hill and an executive home backing onto greenspace in Stonehaven attract different buyers and price against different comparables, so the experience that matters is experience with situations like yours.

In practice, the right fit comes down to ten things:

  • Neighbourhood knowledge
  • Relevant transaction experience
  • Pricing ability
  • Marketing strategy
  • Negotiation
  • Communication
  • Reputation
  • Brokerage
  • Buyer or seller specialization
  • Availability

The sections below explain how to compare agents on each of those points, how Newmarket's market and neighbourhoods actually work, and practical guidance on buying, selling and understanding what your home is worth — useful whoever you end up hiring.

Practical guidance

What to Look For in a Newmarket REALTOR®

Whoever you work with — us or anyone else — these five things are worth checking before you sign a representation or listing agreement.

Local market knowledge

Ask which Newmarket neighbourhoods they work in most and how they'd price your specific street. Vague answers about 'the GTA market' are a flag.

Pricing & negotiation

Ask how they arrive at a number, and how they handle offers, competing bids and conditions once you're at the table.

Marketing & exposure

For sellers: how your home will be prepared, photographed and launched, and where buyers will actually see it.

Experience & reputation

Relevant experience beats years — have they handled your property type, price range and side of the deal? Read recent reviews.

Communication & service

Agree upfront on how often you'll hear from them, and confirm who you'll actually work with day to day.

Why local knowledge matters

Understanding Newmarket Real Estate

Real estate in Newmarket is decided street by street. The town mixes established neighbourhoods built out in the 1970s and 80s — Huron Heights, Leslie Valley, Armitage — with newer communities like Woodland Hill and Summerhill Estates, executive streets in Stonehaven, and a historic core around Main Street where century homes sit near infill builds. Lot sizes, era of construction and buyer profiles all shift between them. Homes that look similar on paper can behave very differently on the market depending on which of these pockets they sit in.

Local knowledge matters most in three places. Pricing: choosing the right comparables means knowing which nearby sales genuinely compare — same school catchment, similar lot, similar era of construction — and which ones only look comparable on a map. Buyer demand: knowing who is actually shopping in each neighbourhood — first-time buyers near transit, move-up families around larger lots and parks, downsizers close to the hospital and amenities — shapes how a home should be presented and marketed. Negotiation: understanding how long similar homes are taking to sell, and what conditions buyers in that segment are asking for, tells you when to hold firm and when to move.

None of this requires a local agent in theory — the data is out there. In practice, an agent who tours Newmarket listings weekly, tracks what actually sells versus what sits, and talks to local buyers every week interprets that data with context you can't get from a portal.

Serving Newmarket's Neighbourhoods

Each Newmarket neighbourhood has its own housing stock, buyer profile and price behaviour. Open any card for a fuller picture, read about living in Stonehaven, or see our Newmarket area guides.

Stonehaven

Executive homes on larger lots in Newmarket's southeast, close to the Magna Centre and Highway 404.

Learn more →

Stonehaven sits in Newmarket's southeast quadrant and is best known for larger executive homes, wider lots and quieter crescents. Much of the housing stock is newer than the town's original suburbs, with generous square footage, double garages and finished basements common. Buyers here are often move-up families who have already owned in Newmarket or nearby York Region towns and want more space without leaving the area. The Magna Centre recreation complex, Ray Twinney fields and nearby plazas are close by, and Highway 404 access makes the drive south toward Markham or Toronto manageable. Because the homes are larger and less uniform than in newer subdivisions, pricing depends heavily on the specific street, lot and level of finish rather than a neighbourhood average.

Armitage

An established southwest neighbourhood of 1980s–90s family homes near schools, parks and Yonge Street.

Learn more →

Armitage is an established neighbourhood in Newmarket's southwest, largely built out from the 1980s into the 1990s. Streets are mature, with a mix of detached two-storey homes, backsplits and some semis and townhouses, so it tends to offer a broader range of price points than newer communities. It appeals to families who want a settled area with grown trees, nearby elementary schools and neighbourhood parks, plus quick access to the shops and services along Yonge Street and Davis Drive. Commuters use Yonge or Bathurst south and Highway 404 to the east. Home values here often turn on updates: many properties have had kitchens, roofs and windows renewed over time, and buyers price original interiors and renovated ones very differently.

Summerhill Estates

A newer southwest community mixing detached homes and townhouses, popular with young families.

Learn more →

Summerhill Estates is one of Newmarket's newer southwest communities, developed largely in the late 1990s and 2000s. The mix of detached homes, semis and freehold townhouses gives first-time and second-time buyers several entry points into the neighbourhood, and layouts tend to be modern — open main floors, attached garages and full basements. It draws young families who want newer construction with less immediate maintenance than an older home requires. Parks, walking paths and elementary schools are close, and Yonge Street and Mulock Drive put shopping and services within a short drive. Buyers comparing homes here should look carefully at lot depth and exposure, since builder plans repeat across streets and two similar-looking houses can live very differently.

Woodland Hill

Newer builds in Newmarket's northwest, near Upper Canada Mall and the Davis Drive corridor.

Learn more →

Woodland Hill occupies Newmarket's northwest and is one of the town's more recently built areas, with detached homes, townhouses and some low-rise condominium options. Because construction is comparatively recent, mechanical systems and finishes are generally newer, which many buyers value when they want to move without a renovation project. The neighbourhood's location is a large part of its appeal: Upper Canada Mall, the Yonge and Davis Drive retail corridors, the Southlake hospital area and the vivaNext rapid transit route along Davis are all nearby, and Highway 404 is reachable across town. It suits families and downsizers who want walkable amenities close at hand, and pricing generally reflects home type and size more than street-by-street variation.

Woodland Hill area guide →

Glenway

A west-side pocket off Davis Drive mixing an established community with newer infill development.

Learn more →

Glenway is a west-side Newmarket neighbourhood off Davis Drive with an unusual character: an established community of homes built around what was formerly a golf course, plus newer infill housing added on former course lands. The result is a genuine mix — older detached homes on mature, curving streets alongside recently built houses and townhouses — which means two homes a block apart can differ substantially in age, size and finish. Buyers are often drawn by the green, low-traffic feel and the short drive to Upper Canada Mall, the Davis Drive corridor and Southlake Regional Health Centre. Because the housing stock is mixed, choosing comparable sales carefully matters more here than in a uniformly built subdivision.

Huron Heights

One of Newmarket's original suburbs — 1960s–70s homes on mature streets, often on larger lots.

Learn more →

Huron Heights is among Newmarket's earliest suburban neighbourhoods, developed mainly through the 1960s and 1970s. Bungalows, sidesplits and backsplits are common, and lots are frequently wider and deeper than in newer subdivisions — one reason the area attracts buyers who want land, and renovators looking for a home to modernize or add to. Streets are tree-lined and well established, with schools, parks and the Huron Heights secondary school area nearby, plus straightforward access to Leslie Street and Highway 404 for commuters. Condition drives value here more than in most Newmarket neighbourhoods: original homes and fully renovated ones sit side by side, so recent comparable sales need to be matched on updates as well as size.

Leslie Valley

An established east-side neighbourhood convenient to Highway 404 commuters.

Learn more →

Leslie Valley sits on Newmarket's east side, close to Leslie Street and within easy reach of Highway 404 — a practical choice for households commuting south to Markham, Richmond Hill or Toronto. The neighbourhood is established, with detached family homes on settled streets, and it is generally quieter than the retail corridors to the west. Parks and trail connections along the east side of town, plus nearby schools and community facilities, make it a steady option for families. Buyers here often weigh commute convenience against home age, since many properties are due for, or have recently had, updates to kitchens, baths and mechanical systems. As always, the specific street and lot matter more than the neighbourhood label.

Gorham–College Manor

East of Main Street — older character homes and newer infill, walkable to downtown.

Learn more →

Gorham–College Manor lies just east of Newmarket's Main Street, blending older character homes with newer infill construction. Its defining feature is walkability: downtown Newmarket, Fairy Lake, the Riverwalk Commons area and the shops and restaurants of Main Street South are close enough to reach on foot, which appeals to buyers who want a town-centre lifestyle rather than a subdivision. Housing varies widely, from modest post-war homes to larger renovated and rebuilt properties, so price ranges are broad. Commuters have access to the Newmarket GO station and bus routes along Davis and Main. Because lot sizes, home ages and renovation levels differ so much street to street, careful comparable selection is essential here.

Central Newmarket

The historic core around Main Street and Fairy Lake, with century homes and the GO station nearby.

Learn more →

Central Newmarket is the town's historic core, centred on the heritage storefronts of Main Street South and the parkland around Fairy Lake. Housing includes century homes and older character properties, some carefully restored, alongside newer infill and a growing number of condominium and apartment options closer to the corridors. The draw is lifestyle: the farmers' market, restaurants, festivals and Riverwalk Commons are steps away, and the Newmarket GO station makes rail commuting toward Toronto realistic without a car for the daily trip. Buyers considering older homes here should budget for the realities of heritage housing — wiring, insulation, windows and foundations — and value them against the location, which is unlike anywhere else in town.

Selling a Home in Newmarket

Positioning. Understanding who the likely buyer for your home is and what they're comparing it against right now. Pricing follows from that — it's a strategy decision, not a guess.

Preparation. Repairs and improvements that pay back, decluttering, and staging decisions matched to that buyer profile.

Marketing. Professional photography and presentation, then a deliberate launch — most Newmarket buyers see your home on a screen long before they see it in person.

Negotiation. Managing showings, feedback and offers in a way that builds leverage, then negotiating price, conditions and closing terms.

Buying a Home in Newmarket

  1. 1

Know your budget. Get your financing sorted early, and budget for the costs beyond the purchase price — land transfer tax, legal fees, inspection and moving.

  2. 2

Choose the right neighbourhood. Newmarket's pockets differ in housing type, age and price. Commute routes, schools and lot sizes usually narrow the map quickly.

  3. 3

Understand the property. Look past the staging at condition, layout and lot, and at how the home compares to recent nearby sales.

  4. 4

Make the right offer. Comparable sales, days on market and the level of competition shape price, conditions and closing date — all of them are negotiable.

What Is Your Newmarket Home Worth?

A single online estimate is a starting point, not an answer. What your home is actually worth depends on recent comparable sales in your specific pocket of Newmarket, the competition currently on the market, your home's condition and upgrades, the lot and location within the neighbourhood, and where the market sits right now.

Two homes with identical floor plans can sell for meaningfully different prices based on those factors — which is why we prepare evaluations from real data rather than quoting a number off the top of our heads.

Newmarket REALTOR® FAQ

What does a Newmarket REALTOR® do?

A REALTOR® represents you in a real estate transaction — helping you price or evaluate a property using comparable sales, marketing it (for sellers) or finding and assessing homes (for buyers), negotiating terms, and managing paperwork and deadlines through to closing.

How do I choose a REALTOR® in Newmarket?

Look at local market knowledge, relevant experience, marketing strategy, negotiation approach, communication style, reviews, and the brokerage they operate under. Ask specific questions about how they'd handle your situation before signing a representation or listing agreement.

What should I look for in a Newmarket real estate agent?

Ask how they price (and why), how they'll market your home or run your search, how they negotiate, how they communicate, and what past clients in similar situations say about working with them. Confirm the brokerage they operate under and that they're registered in Ontario.

How much is my Newmarket home worth?

Request a free home evaluation. We prepare it from recent comparable sales, current competition and your home's specific condition, location and upgrades — not a single automated estimate.

Does Krasno Team help homeowners sell in Newmarket?
