The Krasno Team ("we," "us," "our") operates this website. We are a real estate team with RE/MAX Realtron Realty Inc., Brokerage. This policy explains what personal information we collect through this website, why we collect it, who we share it with, and the choices you have.
We handle personal information in accordance with Canada's Personal Information Protection and Electronic Documents Act (PIPEDA) and, for commercial electronic messages, Canada's Anti-Spam Legislation (CASL).
1. Who Is Responsible
Privacy contact: Anthony Krasno
Email: anthony@krasnoteam.com
Phone: 647-575-2005
Mail: 1140 Stellar Dr., Newmarket, Ontario L3Y 7B7
We are responsible for personal information in our custody, including information we transfer to third parties for processing.
2. What We Collect
Information you give us directly. When you submit a form on this website, we collect the information you provide — typically your name, email address, phone number (if you choose to give it), your message, and any details you share about what you are looking for. If a form records which page or which building you were viewing, we collect that too, so we can respond in context.
Information collected automatically. When you visit this website, we and our service providers collect:
- Pages viewed, time of visit, and the website or search engine that referred you
- General device and browser information
- IP address (see below for how it is handled)
- Interaction data such as clicks, scrolling, and mouse movement, captured as anonymized session recordings and heatmaps
How our own analytics handle your IP address. Our first-party page counter converts your IP address and browser information into a one-way, irreversible hash using a secret value that rotates daily. We do not store your IP address and cannot reverse the hash to identify you. It exists only to distinguish repeat visits from new ones.
Session recording. We use Microsoft Clarity to record how visitors interact with pages — clicks, scrolling and navigation — so we can improve the site. Form fields are masked, so the text you type into a form is not captured in these recordings. Microsoft processes IP addresses and sets cookies as part of this service.
What we do not collect through this website. We do not collect government identification, financial account details, credit information, or health information through this website. Where such information is required for a real estate transaction, it is collected separately, through our brokerage, with your knowledge and consent.
3. Why We Collect It
We use personal information to:
- Respond to your questions and requests
- Provide real estate services you have asked for, including sending listing information, market updates, and property alerts you requested
- Understand which guides and pages are useful, and improve the website
- Maintain records required of a real estate brokerage by law
- Meet our legal, regulatory and professional obligations
We do not use personal information for purposes unrelated to those above without your consent.
4. Consent
By submitting a form on this website, you consent to us contacting you about your inquiry by phone, email, or text, and to us using the information you provided for the purposes above.
For marketing messages, we rely on express consent where you have given it, or implied consent where CASL permits it — for example, following an inquiry or an existing business relationship, for the period the legislation allows. Every commercial email we send identifies us and includes a working unsubscribe link.
You may withdraw consent at any time, subject to legal and contractual restrictions and reasonable notice. Withdrawing consent for marketing does not affect our ability to contact you about an active transaction, or our obligation to retain records the law requires us to keep.
5. Who We Share It With
We do not sell personal information. We share it only as described here:
Service providers who process data on our behalf:
| Provider | What it does | Where data is processed |
|---|---|---|
| Base44 | Website hosting, form submissions, lead records | United States |

| Microsoft Clarity | Session recordings and heatmaps | United States |
| Google Search Console / Bing Webmaster Tools | Aggregate search performance — no personal information | United States |

Our brokerage. RE/MAX Realtron Realty Inc., Brokerage, as the registered brokerage under which we trade, may have access to transaction-related records as required by law and by brokerage policy.
Where a transaction proceeds, information may be shared with parties necessary to complete it — including the relevant real estate board and MLS® system, lawyers, lenders, mortgage brokers, inspectors, and other registrants — with your knowledge and consent.
Legal requirements. We may disclose personal information where required by law, court order, or a lawful request from a government or regulatory authority, including the Real Estate Council of Ontario (RECO) and the Financial Transactions and Reports Analysis Centre of Canada (FINTRAC).
6. Storage Outside Canada
Our service providers store and process data on servers located outside Canada, primarily in the United States. While information is in another country, it is subject to that country's laws, and may be accessible to courts, law enforcement, and national security authorities there. By using this website, you acknowledge this transfer.
7. How Long We Keep It
- Website analytics: Microsoft Clarity retains session data for approximately 30 days. Our own page-view counts are retained in aggregate.
- Inquiries that do not become a client relationship: retained while there is a reasonable prospect of providing service, then deleted on request.
- Transaction records: where you become a client or customer, records are retained as required by the Trust in Real Estate Services Act, 2002, RECO requirements, and federal anti-money-laundering legislation, which requires certain identification records to be kept for a minimum period after a transaction.
8. How We Protect It
We use administrative, technical and physical safeguards appropriate to the sensitivity of the information, including encrypted connections (HTTPS) across the entire website, access controls limiting administrative access to authorized team members, and reputable service providers with their own security programs.
No method of transmission or storage is completely secure, and we cannot guarantee absolute security. If a breach occurs that creates a real risk of significant harm, we will notify affected individuals and the Office of the Privacy Commissioner of Canada as required by law.
9. Your Rights
You may:
- Access the personal information we hold about you, and receive an account of how it has been used and to whom it has been disclosed
- Correct information that is inaccurate or incomplete
- Withdraw consent for marketing communications, or ask us to delete your information, subject to our legal record-keeping obligations
- Complain about how we have handled your information
To make a request, contact our privacy contact in Section 1. We will respond within 30 days. There is normally no charge; if a request requires substantial effort we will tell you the cost before proceeding.
If you are not satisfied with our response, you may contact the Office of the Privacy Commissioner of Canada at priv.gc.ca or 1-800-282-1376.
10. Cookies and Similar Technologies
This website and its service providers use cookies and similar technologies to keep the site working, to measure how it is used, and to enable session recording as described above. You can block or delete cookies through your browser settings; some parts of the site may not work as intended if you do.
You can opt out of Microsoft Clarity tracking through Microsoft's privacy settings, and out of Google Analytics using Google's browser opt-out add-on.
11. Links to Other Websites
This website links to third-party websites, including listing search platforms. Those sites have their own privacy policies and practices, which we do not control. We encourage you to read them.
12. Children
This website is intended for adults. We do not knowingly collect personal information from anyone under the age of majority. If you believe a minor has provided us with personal information, contact us and we will delete it.
13. Changes to This Policy
We may update this policy as our practices or the services we use change. The "last updated" date above reflects the most recent revision. Material changes will be reflected on this page.
14. Questions
Contact our privacy contact in Section 1, or use our Contact page. If you believe any information we hold about you is inaccurate, please tell us and we will correct it.
